Landscape Construction - Project Manager

Job Summary: The Project Manager is responsible for the successful and profitable completion of projects. The project manager is to manage and control the scope of work defined in the project contract documents, as well as the establishment and maintenance of effective professional working relationships with the owners, architects, engineers, subcontractors, vendors, Inspectors, and peers.

MINIMUM QUALIFICATIONS:

Education

  • Bachelor's Degree in construction or business or equivalent in experience

Experience

  • Minimum of five years’ experience in estimating or field management

Licenses or Certifications

  • As required by state and federal law
  • Valid driver license issued by the state were employed

Specialized Skills

  • Advanced knowledge of scheduling, budgeting, document management, and cost forecasting.
  • Ability to develop and maintain strong professional relationships.
  • Excellent communication and presentation skills
  • General plant, irrigation, construction, and drainage knowledge.
  • General knowledge of material and labor costs.
  • Ability to read and understand blueprints and specifications.
  • Intermediate to advanced experience using design software, including Photoshop, Adobe Creative Suite, AutoCAD, and ProLandscape
  • Ability to work independently and manage multiple projects simultaneously within tight deadlines.
  • Ability to prioritize job responsibilities.
  • Ability to analyze and solve problems.

Essential Duties

  1. Responsible for project budgets, true-ups, analysis, and monitoring of same
  2. Responsible for subcontractor and vendor financial reconciliations and negotiations
  3. Troubleshoot problems on projects, both in office and jobsite, with the ability to spot potential deficiencies before they become issues
  4. Manage project team (superintendent, estimator, purchasing, and outside resources) in all aspects of project development and completion
  5. Work with project superintendent to manage project schedule and ensure that client expectations are met or exceeded
  6. Manage monthly billing to client. Work with superintendent to submit final billing including reconciliation of subcontractor billings and forecasting and capturing expenses
  7. Manage project cash flow through AR management and prebilling of deposits and expenditures
  8. Work with project estimator to select vendors and subcontractors and determine cost effectiveness. Write subcontracts or letters of intent for same
  9. Provide leadership to direct or indirect reports to ensure that project assignments are delivered on time to the client’s satisfaction
  10. Compute cost factors and prepare estimates used for management purposes such as planning, organizing, and scheduling work, preparing change order requests
  11. Manage all project communication including submittals, change orders, RFI, T&M, memorandums, meeting minutes, and revisions
  12. Consult with clients, subcontractors, and vendors, resolve issues
  13. Review contracts and bids to determine and sell value engineering
  14. Work with Purchasing Department to ensure plant materials, site furnishing, and long lead time or specialty items are ordered and delivered in a timely manner
  15. Review subcontracts and change orders produced by Contract Administration and ensure they are executed in a timely fashion
  16. Meet with clients to review and explain project cost, extras, and change orders
  17. Act as liaison between project superintendents, sub-contractors, and general contractors
  18. Project Closeouts including but not limited to as-builts, O&M, Warranty documentation, and all reconciliations
  19. Other duties as assigned.

Pay Range: $90,000 - $120,000
